Privacy Policy

Appraisaldesk.com, LLC d/b/a Appraisal Desk

The short version

  • We run a software platform for appraisal orders. The appraisals themselves are handled by the AMC or appraisal desk department on each order.
  • We don't own your data. Order data belongs to the customers on the order. We use it to run the platform, nothing more (plus anonymous, aggregated statistics).
  • When money moves through the platform, we handle it as the payment agent of the AMC on your order, and 1099s go out under that AMC's name, not ours.
  • We don't sell your personal information. Ever.
  • We don't erase history. Closing your account stops activity but keeps your profile so you can return; to have your profile deleted, email privacy@appraisaldesk.com. Completed appraisal orders are records our customers are legally required to keep, so those stay either way.

Who this covers

Business users: lenders, AMCs, and appraisers with accounts. Consumers: borrowers and property owners whose information a lender or AMC sends us as part of an order. For consumer information, we mostly act as a service provider to the lender or AMC that submitted it, and may route your requests to them.


What we collect

  • Account info: name, company, professional license numbers, contact details.
  • Payment info: bank and card details (handled by our licensed payment processors, currently including Authorize.net and Mercury Payments for card payments, and Plaid-linked ACH for bank debits); one W-9 per appraiser (via our accounts-payable provider), used for tax reporting by the AMCs that engage them. 1099s issue under the AMC's name, not ours.
  • Order info: property addresses and details, loan info, borrower contact info from lenders and AMCs, appraisal reports, order messages.
  • Usage info: pages viewed, features used, IP address, browser, log data.

How we use it

To run the platform (orders, documents, messaging, audit trails); to move money as the AMC's payment agent, with client funds tracked separately from our own; to transmit tax filings under the applicable AMC's name; to support you; to keep the platform secure; to comply with law; and to build de-identified, aggregated statistics that can't identify any person, property, or company. We don't use consumer information for marketing.


Who owns the data

The customers do. AMCs own the order data for orders they manage, lenders own what they submit, and appraisers keep their rights in their reports (how they split rights among themselves is governed by their own agreements). We claim no ownership; we hold only the permission to operate the platform described above.


Who we share with

  • The parties on your order: the lender, AMC, and appraiser involved. That's the point of the platform.
  • Service providers: payment, hosting, security, and accounts-payable vendors, contractually limited to working for us.
  • Authorities: regulators, law enforcement, and tax authorities when the law requires, and each customer's own examiners for that customer's records.
  • Nobody else. We do not sell personal information or share it for advertising (as those terms are defined in the California Consumer Privacy Act and similar laws), and we honor Global Privacy Control browser signals as opt-outs.

Financial privacy (GLBA)

Borrower nonpublic personal information gets Gramm-Leach-Bliley Act treatment: we use it only to provide the platform and payment facilitation for the financial institutions on the order, disclose it only as GLBA permits, and protect it under a written security program.


How long we keep things, and what we never delete

  • Completed orders, appraisal reports, and payment records: kept at least 7 years. Our customers, AMCs and lenders, are required by law to keep appraisal records for years, and the platform is where those records live. So we do not delete completed-order history, and closing an account does not remove someone's details from appraisals they were part of. If John the appraiser completes an appraisal and later leaves the platform, his account goes away and he receives no further work. But that appraisal, with his name and license on it, remains accessible to the AMC and lender on that order. We don't change history.
  • Account and profile info: kept while your account is open and after you close it (so you can reactivate later); deleted when you request it at privacy@appraisaldesk.com.
  • Support messages: 3 years. Security logs: 1 year.

Your rights

Depending on your state (California, Colorado, Connecticut, Virginia, and others), you can ask to access, correct, delete, or get a copy of your personal information, with no retaliation for asking.

Deletion works by request: closing your account keeps your profile (so you can return); email privacy@appraisaldesk.com to have your profile, account, and company details deleted.

One honest limit: we can't delete the completed-order history described above; the law requires it to be kept.

Where we hold consumer info as a service provider, we'll route your request to the responsible lender or AMC and help them handle it. We answer privacy requests within 30 days, opt-outs within 10 business days, and general questions within 5 business days.


Cookies

Essential cookies (sign-in, security) and preference cookies (remembering your setup). We don't use analytics or advertising cookies today; if that ever changes, we'll update this policy first. We honor Global Privacy Control signals.


Security and breaches

Encryption in transit and at rest, multi-factor authentication, access controls, logging, and regular testing. If a breach affects your information, we'll notify you without undue delay, within the timelines applicable law requires, and notify regulators as the law requires.


Children

This is a business platform. It's not for anyone under 18, and we don't knowingly collect children's information.


Changes and contact

Updates get a new version number and advance notice for anything material.
